Still househunting. We looked at a semi-detatched a few days ago that had reasonable width (believe us, there are plenty of very skinny ones) and a large parcel of land. There was a garage with electricity and water, and enough room for the gibbon to gibbon. The rooms were large, pretty, and the house had that slightly-older charm.

So we asked out solicitor to set up the usual inspections. Now we only do this for houses that we really do intend to buy, because it costs in the realm of $1000 Aus to have the appropriate pest and building inspections done for each property. Mind you, you'd be a fool to buy a house without getting these checks done - fences can shift, illegal renovations can be done and the downpipes be ready to drop off and you wouldn't know until the problems appeared.

And the reports came back.

Termite damage.

Lots of repair work from previous infestations, evidence of damage to pillars and posts, the fence in need of repair from the blighters, and no guarantee that the previous treatment and repairs had evicted the little blighters.

It is getting harder and harder to do the "searching" rounds every Saturday. It is getting more and more tempting to take something one is not entirely happy with. But we mustn't. We mustn't accept a debt of around $400,000 that we'll be committed to for years for something thats going to need massive repairs or illegal additions torn down or an entirely new and expensive fence along a very long boundary.

It is so depressing.

I am so pissed off.

You know, sometimes a bad report can be leverage into making the seller lower the price on a house you otherwise adore. Think of it as recycling and making right.

In any case, don't settle for something you aren't delighted with. Strength and patience and determination are yours in abundance, my dear.

You know that (1) you do your job really well and/or (2) you've been doing your job too long when you can compose a thoughtful post while listening and attending to someone blathering on the other end of the telephone. It is a skill not to be undervalued.

Hang in there. When it's over and you have the house you want, it will have been worth it, no matter how pissed off and disheartened you are now.

At least you've eliminated one bad house that you're no longer interested in...

remember: every dud takes you one closer to the right home. thank god you didn't buy the termite house!

I househunted for six months: it was a bit of a cottage industry. Every week I'd look consider 20 or so properties, and maybe looked at 8. It was hard but worth it when I found the right one and I learnt a whole heap of stuff which will always be with me.

I wish we could have had our place inspected when we bought it - but the terms were 'as is'. Fortunately there wasn't *too* much wrong i.e. major structural damage but knowing about the roof and the funky plumbing and a few odd patches of electrical work would have been nice.

I know it isn't the case, I reckon the onus should be on the seller to provide these free of charge to anyone wanting to buy a property...

I really wish it could be organised at the vendor's end. Having a separate inspection for every prospective buyer is wasteful. Plus, according to our pest inspector, termites will hide for a few days after an inspector's been looking around, making it harder for the next guy to find them.

Problem is, if the vendor gets to hire the inspector, there's an obvious incentive for them to choose the least competent guy available.
