Some things shouldn't be allowed.

Luckily, there are no laws against home-made cinnamon icecream on fresh white peaches and fig, nommed happily on a muggy evening.

In other news, Shhhhhhhh. The mortgage person has given us a reasonable level we should be ok borrowing, so we now have a hard upper limit for bidding at auctions. I actually like the fact that it is a hard limit - it will be very hard turning away when that limit is passed, but at least I won't have the temptation to go "just a bit further..."

big grats and hugs! Getting a straight answer from a bank about a solid $$ top line is a surprisingly big milestone. They really don't like to commit to a number lol.

I had a hard upper limit too, and I think it was too low actually (I paid off the 15 year mortgage in 8 years). But it was nice to only look at houses that I had the possibility of buying. They all had some problems, but the one I picked had problems I could live with.

My dear, can I recommend getting an actual pre-approval from a lender rather than just a "should be OK" from a mortgage broker? After all, they can be wrong and you cannot make an auction contract subject to you obtaining finance approval.

Also, drop me a line if you need help with the conveyancing. My work email address is carla@onsitelegal.com.au. I seem to recall that you are already aware of the good reasons why you should properly investigate prior to purchase?

Heya! The actual approval should be through today, (and this was the bank's mortgage person) so unless [livejournal.com profile] lederhosen has been secretly running up debts with Reaper Miniatures, I'm sure it'll be fine. And thank you for the offer for conveyancing - I feel rather guilty that I remembered you do that just after we got someone through [livejournal.com profile] lederhosen's aunt. The contract is good, apparently - after an awful lot of weirdness in Sydney contracts, we were very happy to have a good lawyer there!
